5. Submit your first loan.

There are no contracts and you can have us process 1 loan or 1000 with no obligation.  And of course there is our 100% service satisfaction guarantee!  If you don’t feel we were responsive enough or did not do everything we could to make your loan go smoothly then we’ll refund 110% of any fees we’ve collected on that loan.  When is the last time you worked with a processor with a guarantee?

Once we receive your first loan application, we will...

1. Let you know we’ve received the new loan within 2 business hours so you can rest easy that we are on top of it
2. Pull the credit (if you haven’t already)
3. Find the best program and lender by matching the loan criteria against OVER 440 lenders (with optional Loan Placement Service)
4. Run the appropriate AUS
5. Create and send borrower disclosures and send a copy to you
6. Submit the loan to up to 3 lenders for Manual Pre-approval (if needed)
7. Send you updates as appropriate and return the AUS or Manual Pre-approvals to you

Once you and your borrower decide the pre-approved terms are acceptable we’ll move the loan into full processing, where we will...

1. Request all needed documentation from borrower
2. Order Appraisal
3. Order Title
4. Order all verifications
5. Track all outstanding items and follow up until they are received
6. QC all items as they are received with our exclusive Underwriter Certified QC Process
7. Resolve any issues that develop with documentation
8. Submit loan to Lender
9. Resolve all lender conditions
10. Order Hazard Insurance
11. Order Closing Documents
12. Request Closing Agent send HUDs to you for your review
13. Track closing package until returned to Lender
14. Resolve all prior to funding conditions
15. Track wiring of funds
16. Deliver final copy package to you for your records

Our Fee Structure is Simple and there are NO Hidden Fees

$27 submission fee.  Service includes:

• Preparing and sending disclosures.
• Running AUS or sending to loan officer’s lender for manual pre-approval.
• All verification fees incurred by FastAction Processing while processing the mortgage loan application.
• Misc. fees like an overnight charge or long distance associated with processing the mortgage loan application.

$497 Processing fee on funded loans only

• One simple, easy to remember fee for ALL mortgage loan types.
• Includes all of the processing services listed above, including our “No Loan Left Behind” email updates and our exclusive Underwriter Certified QC Process.
• Processing fee can be charged directly to the borrower on the HUD (most common) or it can be deducted from gross proceeds if loan officer wishes to reduce or waive processing fee for borrower.

** Concurrent second closing with the same lender has no extra charge.  A concurrent second closing with a different lender costs an additional $100 to process.
